There are three situations where MACK Custom Homes can be involved with your home building needs:
- You are looking for land, or own your own building site and require a reliable, quality builder to project manage the construction of your home.
- You have visited one of our current properties and we have product available to suit all of your needs.
- You have chosen a homesite within our land inventory and you desire to custom design and build your dream home.
Our Custom Build Process
Step 1 – Getting to know you
We begin with an informal meeting to discuss your likes, dislikes, must have’s and desires. We can visit our website, or encourage you to bring your own pictures for inspiration.
Step 2 – The Vision
Meet onsite with Kirsten and the MACK Custom Homes team to discuss lifestyle, home amenities and family requirements. We will also discuss general parameters with regard to price range, home design, square footage requirements and location of potential home site.
Step 3 – Client Commitment
At this step, you will select your design team. Working with the architect, or home designer of your choice, you will create a conceptual design for your new home. Receipt of a $5,000 retainer obtained.
Step 4 – Building Contract
At this time, based on your conceptual design, MACK Custom Homes will estimate a preliminary budget for the completion of your new home. The proposed budget will be shared and upon your approval, terms will be determined and a formal contract finalized.
Step 5 – Construction Process
This is the longest step in the process. During this time, MACK Custom Homes will meet you for a series of important walk throughs, such as framing, electrical, plumbing and finishing, to ensure all details are as you envisioned. The client is informed in writing of these dates, which usually coincide with financial construction draws. Finishing materials and design details also occur in this step.
Step 6 – Completion
This is the final step and the most exciting as we get to do the ‘client reveal’ of their new home! A deficiencies walk through will take place to address any concerns prior to final closing and occupancy. All functional and mechanical systems within the house are checked and all warranty documentation is reviewed.
MACK Custom Homes intends to address all deficiencies prior to possession, whenever possible, so that the homeowner moves into a new home fully completed, in perfect working order, and worry free.
Renovate
At MACK Custom Homes, our goal is to make the Renovation process an enjoyable one for our clients, so we have put in place a process that helps our clients feel comfortable for the duration of the project.
Step 1 – Communicating Your Dream
This first meeting with Kirsten will give us the opportunity to get to know each other and help us to fully understand your needs, wishes and budget. You may not fully understand how this translates to the design and renovation of your home, but we do. This information will allow us to determine how best to assist you with your home improvement needs and build a preliminary estimate to compare with your budget.
Step 2 – The Preliminary Estimate and Design
Mack Custom Homes will hold a “TRADE DAY” at your property to take measurements, photograph and do a thorough inspection. After this day we will present a preliminary verbal estimate to you. In all likelihood, there will be plenty of changes, relative to project size, however, this information will be a good starting point for further discussions. As your design becomes clearer, so will the cost of your investment. We will work within the budget and limits you establish.
If you are satisfied with the preliminary estimate, the next step involves creating a design plan for your approval. A design fee, which is included in the preliminary estimate, will be requested.
Step 3 – Finalization of Your Design
In a timely manner, we will present you with your new design plan. Together, we will review your project design and any concerns will be addressed until a final version of the design is to your satisfaction. This will determine the final cost of your home renovation project.
Step 4 – Final Estimate and Agreement
Based on the final design, we will present you with a comprehensive construction agreement for your project. This will include the following:
- a written detailed estimate specifying products and services we will provide
- a construction agreement outlining our responsibilities
- a start and completion date for your project (based on no changes)
- a payment schedule based on work progress
Step 5 – Construction
Careful planning and clear communication early in the process means a smooth home renovation project. Now, construction begins! Our Project Manager will be with you every step of the way to help simplify the process and ensure the final product stays true to the approved design.
